
Our 6-Step Home Building Process
Most people know that any construction project starts by contacting a builder and ends with your finished new home, addition, or renovation. But what happens in between can be a bit of mystery. At Codere Construction, we believe the best projects result from deep collaboration and consistent communication between our team and our clients. Learn all the dirty details of our 6-step home building process and know that you’ll be included every step of the way.
No matter the size and scope of your project, it all starts with a meeting. You have an idea and we bring our building expertise and experience to the table to get it done on time and in budget. When you reach out to Codere Construction, the process begins with a consultation in person or virtually with Owner & President, Ben Codere. We’ll discuss:
- Budget: How much can you spend on your new home in Maine or your renovation project?
- Timeline: Based on the scope of your project, we’ll give you an idea of how soon it can fit in our schedule. We typically only take on one client at a time so that 100% of our focus goes towards you.
- Plans: If you’re already working with an architect, you may come to this meeting with architectural plans that we can review together. If not, we’ll connect you with our trusted friend, Kevin Browne to coordinate design drafting.
The more we get to know you, the better we can bring your vision to life with the utmost precision and care. These meetings are typically 1 hour, but we’ll take as much time as needed to get a full picture of your ideal result.
Now that we have your goals and plans, we can write an official proposal and contract for the work. This paperwork will include:
- Project Scope: A detailed description of the work to be done, including specifications, materials, and finishes.
- Cost Estimate: A breakdown of costs for labor, materials, permits, and any contingencies. We will always discuss changes to cost estimates with you as the project proceeds.
- Timeline: A proposed start & finish date for the project.
- Finalized Plans: At this point, your architectural drawings and/or engineering plans should be finalized.
- Terms: Terms and conditions, warranties, and any relevant licenses or insurance details as well as terms of payment, including deposit requirements and installment due dates.
We’ll discuss this proposal and can even visit one of Codere Contruction’s active jobsites, so you get a better understanding of options and process in action. We’ll make changes to the proposal as needed until it satisfies your goals. If you like what you see, all parties will sign the contract and we can officially kick things off!
Now, the real fun begins. We’ll get to work ordering the necessary materials, obtaining permits, clearing land, prepping foundations or completing any necessary demolition of existing structures. Permitting can take time, especially if your project is located on the water in coastal Maine or on one of our state’s many beautiful lakes. Just know we’re doing a lot to prepare in the meantime so we can hit the ground running and will keep you in the loop.
Throughout construction, you’ll meet with us regularly to stay up to date on progress, review upcoming work plans, and incorporate changes or customizations along the way. The amount of involvement you have is totally up to you. We can meet weekly, biweekly, monthly or whatever works best for your schedule. These meetings can be held in person, via phone or video call per your preference. And you can always call us to plan a site visit with our foreman or Ben, even if it’s outside our typical meeting time.
In addition to these planned communications, our team will also be sending your daily photos via text so you’re never missing out on the action. For our clients who live out of state, this is a great way to ensure you’re present every step of the way.
For any of our Southern Maine construction projects, we believe no detail should be left behind, from carpentry and appliances to lighting and landscaping! Upon completion of work, we’ll conduct a walkthrough and seek out any details that need to be touched up. From there, we’ll create a final punch list and schedule all adjustments ASAP.
We may also follow up to schedule your project to be professionally photographed. Every bit of work we do excites us and we’d love to document the finished product for future clients, our own personal delight, and you!

We even have a team member dedicated to daily cleaning, materials and tools organization. This protects you and our crew and has the added benefit of making our job easier.
- Low Waste: Dumpster fees can add up fast, so we focus on ordering carefully and using materials efficiently. With each project we do, we produce less waste—saving you money and making our projects more sustainable.
- Stellar Crew: We’re a team of energetic, skilled tradespeople who are passionate about what we do. We may look a little different than your stereotypical construction crew and we’re proud of that. You’ll find out the difference our enthusiasm and fresh approach will make in your project.

- Can I live in my home while its under construction? Short answer, no. It’s safer and more efficient for our team to have the space to work on your home uninterrupted. In our initial meeting and follow up, we’ll ask for your move-out date to incorporate it into our timeline.
- Can I move in early? We know you’re eager, but while major construction may be done, there’s still a lot left to do, and the process goes faster and more smoothly when you wait until our official completion date to move back in.
- I called on Saturday and haven’t heard back. What gives? Communication is so important to us, but so are the boundaries between work and personal lives. Feel free to call, email, or text us any time, but you may not hear back right away if it’s outside normal work hours.
- Can I visit the jobsite anytime? If you want a sneak peek of the progress or are excited to show a visiting friend the work, we just ask you give us a call as a heads-up! This way our foreman can be prepared to give you a mini tour without disrupting any active work.
