Raymond is lake country. With Sebago Lake, Panther Pond, Crescent Lake and Thomas Pond all within town lines, many of the homes we are asked about here started life as summer camps. A lot of owners now want those camps to work in every season, and turning a seasonal cottage into a year-round residence is one of the most rewarding projects we take on.
That kind of conversion is more than new finishes. It usually means rethinking insulation, heating, windows and the foundation so the house is comfortable in January as well as July. We look at the whole building during our first meeting and help you decide what to keep, what to replace and where an addition makes sense.
Building near the water also brings shoreland-zone rules into the picture. Those rules can affect how far a home sits from the shore, how much it can grow and what happens to the trees and soil around it. We plan for that early, alongside your architect, so the design you fall in love with is one that can actually be built.
Rural lots off the Route 302 corridor come with their own practical questions: long driveways that need to handle trucks and winter plowing, and septic systems that have to be sized for full-time living. We fold those into the schedule and budget from the start rather than discovering them halfway through.
If you want to see what a finished lake project looks like, our Lake House in neighboring Windham kept its original post and beam framing while opening the living space to the water with floor to ceiling windows.
